Finding a parking spot in Downtown Clermont has become increasingly challenging, especially during popular events like First Friday, farmers markets, and weekend festivals. As the city continues to grow, local leaders are once again exploring a long-discussed solution: a downtown parking garage.

While the idea isn't new, it's back on the table as Clermont prepares for continued residential and commercial growth in the years ahead.

A Conversation Years in the Making

The concept of a parking garage dates back to the city's 2015 Downtown Master Plan, which recognized that additional parking would eventually be needed as downtown attracted more visitors, businesses, and investment. Since then, Clermont's historic district has continued to flourish, with new restaurants, boutiques, entertainment venues, and community events drawing larger crowds each year.

In 2020, the city commissioned a parking study to evaluate future demand. The study found that downtown could face a significant parking shortage if leased parking lots were redeveloped or no longer available, prompting city officials to begin evaluating possible locations for a public parking structure.

Previous Plans Never Reached Construction

In 2021, the City Council selected a city-owned site near City Hall as its preferred location for a future garage. A conceptual design proposed a four-story structure with approximately 350 to 360 parking spaces, along with features such as electric vehicle charging stations, elevators, solar panels, and a rooftop observation deck overlooking downtown. At the time, the project carried an estimated price tag of around $16 million.

Although funding opportunities were explored, the proposal ultimately stalled before construction began.

What's Happening Now?

The discussion has returned as city leaders revisit how best to meet Clermont's growing parking needs.

Rather than immediately moving forward with construction, the City Council has chosen to gather additional public input before making a final decision. A citizens advisory committee has been created to evaluate several potential locations, including city-owned property at Seventh Street and Minneola Avenue, land behind City Hall, and other possible public or private sites.

The committee has been given 60 days to review the available options and provide recommendations to the City Council. Their findings are expected to help shape the next phase of the project as Clermont continues updating its Comprehensive Plan, which will guide the city's future growth and development.

Downtown Clermont has become one of the city's most vibrant destinations, and with that success comes new challenges. As more residents, visitors, and businesses choose downtown, available parking has become an increasingly important issue.

Whether a parking garage is ultimately built—and where it would be located—remains to be decided. But one thing is clear: city leaders are planning for the future, and improving downtown parking will likely remain a key part of Clermont's long-term vision.
